With Murrumbateman’s population forecast for five-fold growth by 2030, this Rose Street development site presents a significant opportunity to enhance the growing community.
Located 150m from the Barton Highway and a 30-minute drive to Canberra, the 3432sqm mixed use landholding includes a 297sqm commercial suite with a long-term medical centre tenant as well as a blank canvas for future development.
Development approval has been granted for an additional three tenancies to create a 698sqm community ‘health hub’, but the existing RU5 (Village) zoning would allow for a range of uses, including retail, tourism, education and entertainment.
Co-owner Dr Asitha Wickramaratne, Principal GP the Murrumbateman Health Hub General Practice, said the property was purchased by a trust in 2016 with a grand vision for future health services for the region.

“We have development approval, but the cost of construction has gone up significantly since COVID so we have decided to put the property on the market,” Dr Wick said.
“Murrumbateman is growing so quickly and more health facilities like a professional pharmacy, allied health and an imaging centre would be great additions as the town gets bigger. Right now, everyone has to drive to Canberra or Goulburn to get a scan done.
“But the property is zoned for anything so they may also want to include a gym, a yoga studio or a café as well.”
The sale will include the development approval and plans for stage two of the initial project, which cost the owners around $150,000 to have prepared.
There are 12 existing parking bays on the site, with another 29 to be delivered as part of the development blueprint.
