When Cat Pellizzeri decided to trade her busy life in Canberra for more space and tranquillity a decade ago, she embraced a vision for her own piece of paradise in Murrumbateman.
Back then, 20 Rose Street was an uninspiring character home with a rundown, whimsical garden that needed a good dose of love, care and attention.
So, Cat set herself a challenge to transform her newly purchased property into a serene lifestyle with picturesque gardens, a charming residence, studio and at-home hairdressing salon – right in the heart of Murrumbateman.
“It was a real dump when I bought it and it’s really, really beautiful now,” Cat said. “I’ve put a lot of hard work into it. I’ve done the gardens and a lot of work myself, and I’m very proud of what I’ve achieved.
“I love walking through the garden. I look around and think ‘this is so peaceful’. I don’t know how to explain it, but it’s just a lovely feeling.”
Positioned among curated gardens and manicured lawns on a 2023sqm landholding, the property offers 206sqm of internal living space set across the main home and ancillary buildings.
A separate studio with a self-contained one-bedroom unit, is also a fully-equipped hairdressing salon, offering work-from-home flexibility, laundry facilities and a kitchenette.
The main home is a picture of character and comfort, with well-considered design, three bedrooms, two bathrooms, a bright living space, cosy fireplace and wrap-around veranda.
Outside there is a generous sunroom and a swim spa, as well as parking for three vehicles, space for an RV, a solar system and town water connection plus several water tanks.
Cat said she had been prompted to sell to move closer to family.
“Murrumbateman is beautiful. It’s a lovely place. It has so much to give but at this stage of my life I need to think of myself, and it’s time for me to move closer to family,” she said.
Windrose Property Sales Agent Kate Billson said the property’s transformation was testament to Cat’s vision and dedication.
“When I opened the front gate, I stood there with my chin on the ground and we hadn’t even walked into the home. The garden, its sense of love and lush, botanical garden-esque vibe, is out of this world,” Kate said.
The home appeals to a range of buyers including families, those seeking flexibility to work from home and people looking for a multi-generational home.
“The biggest thing about this home is there are so many opportunities and different pockets of living. It’s a property that’s going to suit everybody,” Kate said.
“Whether it’s someone with teenagers and you could turn some of the garage in to a gym. Whether it’s somebody with elderly parents because you have a bedroom, bathroom and kitchenette in the studio. It could be a business. This is a property that has so many options.”
Kate said buyers were attracted to the growing Murrumbateman community for its country charms but also its close proximity to Canberra.
“Murrumbateman is 20 mins to the ACT border. You’re right on the doorstep of the Yass Valley and all that has to offer, whether you want to put the boat in, or you want to go to a winery or a wander down the main street of Yass in autumn.
“There’s the golf course, we’ve got the wine region, the coffee culture in Murrumbateman – there’s a lot that people are looking for that they can get in Murrumbateman and not be stuck in the middle of suburbia. There really is a lot to love.”
