If you’re dreaming of a tree change with a touch of truffle-scented luxury, this rural retreat in the Yass Valley delivers in spades.
Set on a productive truffle farm and the only property in the region to produce the elusive white truffle, this Springrange estate comes with all the makings of an idyllic country lifestyle – think kids tearing around on quad bikes, paddocks ripe for adventure, and long, lazy afternoons on the veranda.
Less than 15 minutes’ drive from ACT border, the 120ha landholding at 71 Birril Close was purchased by Lisa Walker’s family in 2011.
In 2020, they constructed a 795sqm multi-generational six-bedroom, five-bathroom residence, before Lisa’s young family took over the property.
As well as an expansive contemporary residence, the property offers lucrative opportunities with subdivision potential and a commercially productive truffle farm for someone willing to grow it into a burgeoning enterprise.
The property heralds a mature plantation with a mix of hazelnut, oak and pine host trees that have been carefully cultivated over a decade to produce sought-after black truffles, and also the exceptionally rare white truffle.
“My Dad purchased the property initially as a family legacy item, largely considering the locality to Canberra,” Lisa said. “He wanted to buy something close enough to Canberra but far enough to have some rural attraction. At the same time, he wanted to have flexibility of what to do out there.
“He created an orchard with apples, apricots and figs, and then truffles. Truffles were really something he was interested in, so we decided to start the truffle farm. We produce black truffle and they’re the only white truffles in the region.”
The main residence comprises five bedrooms, a study and four living zones, while there is a secondary self-contained one-bedroom unit on-site.
With almost 200sqm of expansive alfresco living across both homes, there is a multitude of outdoor living space including two patios, a porch, deck and upstairs balcony, not to mention acres of land expanse to live your best rural life.
“I’ve really enjoyed the lifestyle and the quietness out there,” Lisa said. “I’d regularly fall asleep in the alfresco on my outdoor couch in the afternoon and have a little nap.
“The kids had a wonderful childhood there – they could go and explore the property. They had quad bikes and a huge trampoline, swing sets and a basketball court.
“The lifestyle is amazing and it’s just 15 minutes to town, not even. Casey is 10 minutes up the road. It’s rural living without the hours of travel.”
Lisa said the design of the home lent itself to a range of family set-ups and multi-generational living.
“The house has been designed with the thinking of having families out there on lots of different levels, from kids to interstate relatives and even grandparents potentially moving out there. We would have friends come out and stay for the weekend – ride bikes and have bonfires, all kinds of stuff.”
Windrose Property Principal Sam McGregor said the highly sought-after Springrange locale offered the beauty of a rural retreat within close proximity to Canberra.
“It’s a great location and on 300 acres, which is as good as a hobby farm is going to get. Add to the mix its subdivision potential and the chance to grow the truffle production and this is a very lucrative landholding,” Sam said.
“Truffles are a profitable commercial industry and they only really grow in really small pockets across the country. This is one of the only truffle farms in the country that has produced white truffle so that is extremely significant.
“The house itself is only five years old. It’s absolutely gorgeous, well finished and basically two houses under one roof – so it’s outstanding for a really big family or for genuine multi-generational living.
“The garage is absolutely phenomenal. It’s a six car, internal access garage with 5m ceilings so there’s plenty of room for all the toys or converting it into the world’s coolest rumpus room.
“This really is a home that ticks many, many boxes.”
Sam McGregor, at Windrose Property, is taking offers for 71 Birril Close in the early $4 millions.
